Steve started his career in construction in 2007. In 2014 he launched Anderson Design LLC, a Real estate company initially doing single family fix and flips and then individually acquiring, and taking out of a distressed condition, a portfolio of three mobile home parks. Steve is highly skilled in identifying opportunistic property situations and ensuring refurbishment expenditures are correctly targeted based on the cost and the benefit and executed as planned. He has been retained by equity investors to take over management of significant projects unrelated to AD. Those references along with financing references (debt and equity) are available to interested funding sources/partners
Starting with one single family house, we have grown to mobile home parks, and commercial buildings. Mostly in the state of Florida and Colorado. Our strategy is acquiring underperforming properties, stabilizing them with cost effective expenditures, thereby making the property attractive to both current and future tenants. This allows market rents to be charged and the introduction of low interest bank debt on these stabilized properties. This has allowed the repayment of most, if not all, initial investment capital used to acquire the property, and positive monthly operating cash flow.
Steve Anderson and AD are well connected in the Florida real estate market and are regularly approached about transactions that are not broadly, publicly known. As a result, situations outside of the operational mobile home park world come up. currently, we are considering a distressed office building that could be acquired at below market, refurbished and sold in about 18 months for a substantial profit. Also, land zoned for 200 mobile home or RV units that is non-coastal but a desirable resort location in dire need of such a park and has important support of the county.
Fully functioning or market price transactions are not part of the strategy and there is no intention to compete with market price buyers. Most of the transactions we look at fall within the $500,000 to $10 million range.
