Acquiring Underperforming Properties Below Market With Turnaround Potential.
Current focus on Florida properties. These include mobile home parks, apartments, and smaller office buildings, all underperforming because of lack of investment, thereby preventing realization of market rents. Also, very select mobile home park development properties with government entity encouragement and backing.
Anderson Design, LLC "AD" is not a market price participant. Owned properties were acquired at below market prices, followed by effective cost/return upgrade expenditures and then low-rate refinancing when stabilized, resulting in the return of a significant portion of the initial investment. All contemplated properties have a similar profile. See “What We Do” to understand how our capabilities permit this.
AD’s model is to stabilize underperforming properties so there is positive monthly cash flow without any necessary additional investment related to operations. The contemplated eventual takeout is by larger real estate investment firms, or developers (condos, hotels, etc.), who don’t have initial access to these properties because of their lack of local intelligence and their undesirable “Wall Street” identity, as perceived by the initial sellers.
We are currently considering a strategy to acquire distressed debt from the lending institutions who participate in this space, allowing AD access to additional properties. AD has familiarity with all of these institutions.
The shaded area below is where most of our current portfolio and efforts are concentrated but we regularly explore opportunities outside of it.
